No Personal Income, No W2, No Tax Returns
Investment Loans at Lending GIG do not require submission of your personal income, a W-2, or a tax return. Must be done in an Entity name, minimum credit score of 680 and must have at least 3 months of reserves.*
Purchase Loans:
- SFR 1-4 Units; Multi-Family 5-24 Units. No mixed-use
- Loan Amounts: SFR 1-4 Units
- Multi-Family 5-24 Units
- Renter-occupancy not required
- Up to 80% LTV
- Long-term loans, 30-year fixed
- Interest only short-term
Purchase with Rehab Loans:
- SFR 1-4 Units; Multi-Family 5-24 Units. No mixed-use
- 12-month interest only
- Options for no interest on Rehab Draws until requested
- 100% Rehab financing available
- Up to 85% LTV, 65% ARV, and 85% LTC available
Refinance Rate and Term/Cash Out Options:
- SFR 1-4 Units; Multi-Family 5-24 Units. No mixed-use
- Long-term 30-fixed rate
Foreign National Loans
This mortgage product is for foreign nationals wanting to purchase or refinance a home in the United States. This is a DSCR program with a 1:1 ratio on cash flow. This means this loan is incredibly easy to do – no income or U.S. credit is required to qualify.
- Assets sourced and seasoned for 60 days - must be in a U.S. FDIC-insured bank for a minimum of 30 days
- 12 months reserves required
- Closing in a U.S. LLC entity is permitted
- ACH auto-payment is required
- No sanction listed countries allowed
- Cannot reside in the United States
- Must have an eligible Visa: B-1, B-2, H-2, H-3, I, J-1, J-2, O-2, P1, P2
- No gift funds allowed
