Regular maintenance is crucial for preserving the value and integrity of your home. Here’s a checklist for  yearly maintenance tasks that can help you stay organized and keep your home in top condition: 

  1. Inspect the Roof: 
  • Check for damaged or missing shingles and address any issues promptly. 
  1. Clean Gutters and Downspouts: 
  •  Remove debris to prevent water damage and ensure proper drainage. 
  1. Check for Leaks: 
  •   Inspect the interior and exterior for signs of water leaks. Check ceilings, walls, and around windows  and doors. 
  1. Service the HVAC System
  •  Schedule professional maintenance for your heating, ventilation, and air conditioning (HVAC) system.  – May be a great time to sign up for a yearly Maintenance checkup.
  1. Clean and Repair Deck/Patio: 
  • Inspect for any damaged or loose boards, and clean or power wash the surface.

      6. Inspect Windows and Doors: 

  •  Check for drafts, damaged seals, or cracked glass. Lubricate hinges and tracks.

       7. Test Smoke and Carbon Monoxide Detectors: 

  •  Replace batteries and ensure proper functioning. 
  1. Trim Trees and Shrubs: 
  •  Trim branches away from the house to prevent damage and improve air circulation.

      9. Clean and Seal the Deck: 

  • Protect the wood from the elements by cleaning and applying a fresh coat of sealant or stain.

     10. Inspect and Clean the Chimney: 

  • If you have a fireplace, have the chimney inspected and cleaned. 
  1. Check Exterior Paint: 
  • Inspect the exterior paint for peeling or chipping. Touch up or repaint as needed.

     12. Inspect Outdoor Plumbing: 

  •  Check hoses, sprinklers, and outdoor faucets for leaks or damage.
  1. Clean Dryer Vents: 
  •  Remove lint buildup from the dryer vents to prevent fire hazards. 
  1. Inspect Attic and Insulation: 
  • Check for signs of leaks or pests. Ensure that the insulation is in good condition.

    15. Clean and Repair Screens: 

  •  Inspect window and door screens. Clean or repair any damage. 
  1. Monitor Home Security: 
  •   Ensure that your home security systems, including alarms and cameras, are functioning properly.
